Living

The first-floor open-plan living space is designed to maximise the panoramic estuary views. Floor-to-ceiling patio doors flood the room with light, opening out onto a large balcony where you can relax in the sun or dine alfresco. A cosy wood-burning stove and snug/second TV room add charm and comfort for lazy evenings.

Eating & Dining

A spacious, fully equipped kitchen opens into the dining and living space, making it easy to entertain or enjoy relaxed family meals. Step straight onto the balcony from the dining area to enjoy breakfast in the sea breeze or dinner at sunset.

Sleeping & Bathing

The Old Boathouse comfortably sleeps up to 12 guests (maximum 8 adults) across five thoughtfully arranged bedrooms, making it ideal for extended families or two families sharing.

Outside Space

The large front terrace is enclosed and estuary-facing – ideal for morning coffee, evening drinks, or simply watching the tide roll in. A built-in BBQ area makes it perfect for summer evenings after a beach day.

Parking

Private off-road parking is available for multiple cars.

Accessibility

Living area is upstairs. Bedrooms and main bathrooms are on the ground floor.

Babies & Children

Families are very welcome. Let us know in advance if you require a travel cot or highchair.

Dogs

Dogs are welcome. £50 for the first dog, £25 for second dog – max 2 dogs (well-behaved pups only). The terrace is enclosed for easy management.

Fantastic location

The Old Boathouse has a fantastic location in Rock with the bonus of private parking. The views from the house are amazing. The house is a comfortable family home that suited us well. We would book again.

Excellent for the beach

This was our first time in Rock, and the house was just perfect. We were 4 adults and 5 kids including one baby. The location was excellent for the beach, for water sports, some restaurants and the ferry to Padstow. The shop is a 25 min walk away or a 5 min drive. The house itself was brilliant and the upper floor with the balcony was just perfect. (What a view!) The bedroom set up was great too and we had a wonderful time. Many fun memories made, and we hope to visit again next year.

Views are to die for

We took our family on a short break and booked The Old Boat house. it's simply beautiful. exactly as described and the views are to die for. the house was well furnished and had no issues with anything. we wished we had booked longer!
